How much
can I borrow?

As a general rule, mortgage lenders will look to lend between four and four-and-a-half times your total income. This is known as the loan-to-income ratio.  However, every lender will have their own criteria and complete an affordability assessment, which will consider outgoings such as monthly personal loan commitments, childcare and car finance.  All these factors will determine how much you can borrow.

How much
deposit will I need?
Typically, you will need at least 5% of the property price as a deposit. That deposit can come from savings, or as a gift from family or friends. If you have more complicated circumstances, such as having some credit blips in the past, or becoming recently self-employed you may need a bigger deposit to meet the lenders’ criteria. Usually, the larger the deposit you can provide, the better the mortgage deal you will have available.
What types of mortgage
are available to me?
The type of mortgage your will have available may depend on your circumstances. Most first-time buyers opt for a fixed rate mortgage where monthly payments remain the same throughout the initial period, but there are other options available. There are also special schemes, such as shared ownership, to help first time buyers and lenders are increasingly offering assistance with products giving increased borrowing or requiring no deposit.
What does it cost a
first-time buyer
to buy a property?
Aside from the deposit, you must make sure you budget for additional costs such as solicitors’ fees, mortgage product and arrangement fees and stamp duty. In your initial consultation, we will take you through these costs and discuss your budget, so that you can understand fees and other ongoing expenses such as insurances.
